Most beginners spend their time talking to other beginners. Same questions. Same doubts. Same fears. That’s a fast way to stay stuck. The real leverage in property isn’t another spreadsheet.. it’s relationships. ✅ Agents know about deals before they hit Rightmove or Zoopla. ✅ They also know who actually follows through. And here’s the key: agents don’t back talkers, they back action takers. You don’t need to impress them. You just need to be clear, consistent, and serious. When an agent trusts that you can move quickly and complete, you start getting different calls. That’s when property gets easier. This week’s move: Reach out to 2 new agents. Tell them what you’re looking for. Tell them you’re ready to act. Then do exactly what you say you’ll do. 💬 Question for the group: How many agents actually know your name right now, not just your email? That number matters more than you think.

I try to talk to 5 agents a week (familiar and new) in one of my 10 local patches. Where possible I talk to branch manager or head of sales, but always about specific properties I've see on their site.
I almost ignored this one deal, and it could have cost me thousands.
At first glance, everything looked fine. The numbers checked out. The story seemed solid. But there was one tiny detail that changed the whole outcome. Most people miss it because it’s quiet, easy to overlook, but it’s exactly what separates a good deal from a risky one. Question for the group: What’s one “small detail” you always double-check before saying yes to a deal?

I check title on The Land Reg, if the agent can't prove title. I've been caught in the past with one shared title owner refusing to sell at the price agreed with the other (and the agent)

I also do my best to discover the real story behind the sale (how motivated is the seller), their timie frame and the reason behind any failed sales (mortgage downvaluations, settlement, BC or planning issues etc.)
