It depends on the scope. Residential - Price Commercial - Price and rush. Personality is key. I try to give them a personal Lift (Small talk) to lighten up any situation.

I'd say my biggest challenges are finding the sweet spot where I feel like the profit is worth the struggle and having contingencies when the unexpected comes up.
