@Bill Cary Tell them that you’re wanting to sign a non-agency disclosure and that you’ll be representing yourself. If you want to have your 'hard ball' pre-loaded, call your favorite local title company, ask to speak to their staff attorney and develop that relationship with that particular service provider. Call the listing agency of the property that you would like to tour, let them know that you have secured 'legal representation' and are prequalified and interested in purchasing the property. If you should decide to submit an offer, ensure that you draft in the 'Other' clause (the part where us agent-types get to play around like an attorney) that any/all proceeds that listing agency has contracted for BAC (Buyers Agency Cooperative) fee be relegated to (either, 1. Sellers Net Proceeds or 2. Buyer's closing costs, prepaids or other lender allowables) whichever most benefits your offering strategy or leverage options.
