Which market do YOU like the most?
We're big fans of #4! That's where our upcoming mastermind is happening & it's where a lot of the general populous is headed - looking for land. There's a stigma from locals about the "Yankees" coming down to steal our land which actually can be a major advantage if you're a "Local Land Company"

4 is strong — especially with the inbound migration and local positioning advantage. I’m well connected in Central Florida. Georgia, and North Carolina with landowners and developers, so that market makes a lot of sense for entitlement and pre-dev wedges. That said, I’m physically in 9 and have a townhome developer in the SF Bay Area actively looking for land. I also operate in rural Northern California up through Oregon and understand the development upside and the regulatory pitfalls here. So for me it’s a split strategy: 4 for growth and velocity. 9 for higher-margin infill and structured exits. Curious how others are thinking about balancing appreciation vs. speed of execution. — Farmer Rob

Hey everyone — Farmer Rob here 👋 Connected with Austin recently and grateful to be plugged into this group. My focus is land deals from raw land → entitlement → pre-development improvements → developer exit or long-term buy & hold. I look at it through what Pace Morby calls the “wedge method” — creating value at each stage rather than waiting for one big payday. Coming from a farming background (Natural Farming Life is my core business), I see land investing like agriculture: Seed → soil prep → infrastructure → harvest → distribution. Same thing in real estate: Raw dirt → utilities/approvals → positioning → capital stack → long-term cash flow. I’m especially interested in: • Structuring creative entries • Aligning with developers • Finding long-term hold investors • Building repeatable deal flow I’ve been using AI to: • Underwrite rural land scenarios • Model entitlement upside • Draft investor positioning summaries • Identify highest-and-best-use angles quickly Excited to learn from the operators in here and collaborate where aligned. — Farmer Rob
