Tonight’s call solution. With upside of 33k/yr borrow 800k from asset based lender. Take over debt of $100k(ish) pay seller $650k pay agent $20k, keep 20k in reserves and pocket 10ish. Take remaining 100k for unit upgrades and increase rents over time as upgrades are done. Also phase in RUBs.

@James Young nice idea but why sell the land? Maybe partner with a developer instead. Maybe do a triple net land lease. Don’t sell the sheep man.
