@Liam J Ryan Many Thanks Liam! HMO's and BRRR strategy for now. I am interested in the best way to also use my pension to buy a commercial and then convert. Reading Mark Owns book currently so I'm sure there will be further details in that to come. It's all fascinating and I'm looking forward to getting involved in a commercial conversion project!

Hey folks, quick question. When buying a property at auction, how can you quickly understand if you can get planning permission to convert from Residential to HMO when there would be no point in buying otherwise. Also goes for commercial conversion to HMO..
