Been getting a steady flow of ppl coming in some don’t answer some are delusional but this one lol this was a good one. Lady finally answers says she don’t want much for her mobile hom on this 2.5 acre lot so I start asking questions she says she’s started to tear it down come to find out by end of conversation she just wanted to sell the trailer not the land that she had already started tearing down 😑😑😑😑 5 mins I’ll never get back 😂

This property was brought to me by my wife whose friend lived in this house. House is under contract with another investor and found out it’s possibly assigned today at a price that shouldn’t work. This house is in an HOA and my buyer even said, never judge a book by its cover. Learned quite a bit from him today about contracts, EMD, and taking care of the sellers. Hoping something falls through and I’m able to get this myself to make a little bit off of it. Onto the next one though.
