We've signed our lease for O'Fallon Golf Studio in O'Fallon, IL - Excited! Now shopping insurance. Any suggestions for Golf Sim specific insurance (in the U.S.)? Our best quote so far is with American Specialty Express; waiting for a response from McGowan Allied.

Great info, Josh, thanks! I've had great feedback in general on American Specialty and they were super easy to get in contact with by phone for additional questions I have. Seems like this is likely the obvious choice for this type of biz. Sidebar - I won't be able to make tomorrow's discussion but look forward to the sim league chat next week.

We just filled out application this morning with McGowan. So far the only insurer willing to take the alcohol risk. BYOB is certainly a hot topic and priority for almost everyone I’ve talked to about the sim.
Grey vs White Screen
On the call today it was asked if grey was better than white/worth it. Here is the response from Jake at Pioneer I think white looks better for golf- all the projectors on the market now are built to project onto a white screen. I think gray is getting a lot of hype, but it just looks too dark in my opinion. If projector manufacturers create a setting for a gray screen then I would recommend possibly testing it out

Thanks Josh & Jim! My screen will face the front plate glass windows and although we intend to tint the windows it could still produce a glare. I'll have to consider this when ordering.
New and ready!
My wife, Heather and I are new to this group and have quietly working toward opening our own 24/7 sim in the background - due primarily to having stared following launch point in TikTok. I appreciate the invite to the group! We recently had our LLC and DBA approved and will be submitting an LOI for a spot this week. This is my first business and I’m using Perplexity as my AI assistant; very helpful so far! We intend to begin our build out in August with a plan for soft opening Oct 1.

Thanks for the advice and insight! I’m by no means an AI pro however, I understand LLM prompting at a somewhat decent level and I’m sure to double check what it advises. So far it has been pretty spot on for lease negotiations, drafting LOI, researching equipment drafting pro-forma & making me think critically with probing & clarifying questions. We were able to get our son to be landlord to agree to almost everything we requested thanks to perplexity. I’m super interested in automation in the suite; having everything power on when a guest inputs their security code and shutting down/going to sleep on departure. AI has been helpful with case study & my brother owns a franchise of Daisy home automation. I’ll be working with him on working towards our goal & will keep the group updated. We plan to start buildout in August and soft open in October. Josh, as far as equipment, I’m pretty much going with your full stack. In fact, I’ve had Perplexity research several alternate ideas I’ve had, from launch monitors to security and it has continually recommended everything you’re using. The only real “concern“ is whether we can connect the door code to the suite automation for activation/deactivation. Have you attended this at all?

Thanks for sharing, Josh! I've copied this into a Word doc and will update to reflect our business. I'll be sure to share the same when it's ready. Question, why do you not allow alcohol? Is this a personal decision or local mandate? Curious because we plan to allow BYOB and will have a separate waiver for this. We're in So. IL.
