Cap rate vs Gross Multiplier
I posted something about this subject before but did not get any replies. If you use cap rate on your multi-family, what is a good cap rate in your mind? If you use gross multiplier, what is a good number for you?

Hmm.. that's a really good idea, Christian. So, I just asked ChatGPT for the average multi-family for Class B in Seattle and it says 4.8% - 6.3%. I think that is a very reasonable number. Personally, I don't like anything over 7%. I have been studying a few prospects and some are close to 6 or 7, which is a potential. That's a really good tip, Christian. I really appreciate it. Now, the hard part is convincing my wife to get back into multi-families. She hates the drama with tenants. Sold all my rental properties in 2018, not knowing Covid was going to happen. 😷
I lost a building today... literally burned down
Today I was supposed to close on 144 additional units and I did. However, instead of my unit count going up by 144 units only went up by 142. On my drive over to set up our new operations, I got a call that one of my units that burned down. I got pictures this evening and turns out it actually did. Fortunately, no one was harmed, and the tenants have found new homes within our Washington state portfolio. Worst fire I've had in my portfolio and my investing career.

Goals for 2025
Everyone who reads this... Post your real estate goals for 2026 I'll start - Buy/Sell enough apartments to pay off $700,000 of debt on The Robin Hood Village Resort and finish my Moses Lake Hotel Conversion Lease up. That would leave me with only cashflow positive real estate in the entire 500 Unit portfolio. After that, grow my PM company to 1000 Units under management that are not owned by me. That would allow me to run a larger staff at a higher profit margin while providing even better service.... I am going to be busy again this year.... If I pull all this off I have way more time (an less stress) to spend with my kiddo (pictured here playing with a stick) who along with his mother (my wife Danni) are the reason I do most of the things I do. Outside of my portfolio: Multifamily Strategy is about to get way better. I am beyond excited to be making several anouncements to start the year.... weither you are here as part of our free community or part of the mentorship program 2026 is going to be the best year yet. (more to come) It is a absolute privelege to get share the adventure with all of you and I will do everything in my power to move each and every one of you towards their goals this year. Closed! 25 pad RV park
The life events keep coming! I’ve just closed on a 25 pad RV park deal, taking my most aggressive stride forward in real estate. A lot of firsts for me on this one - First time using a creative financing structure, first commercial property, first time doing anything with RVs. This deal explodes the size of my portfolio and builds out my knowledge and confidence. The park needs a lot of work, but that’s also the opportunity. Ask me how it’s going 6 months from now 🙃

@Matthew Wang Hoodsport is a good area for fishing. I live in Ocean City, WA, not Maryland. We have a lot of RV parks here for tourists. Please keep us updated on your progress. Maybe, I should take my RV up there in the summer.
