Early Days: Where the Basecamp Community Actually Stands
If you haven't bought a deal yet, you're not alone - almost half of the Basecamp community is still figuring this out. Basecamp members: 48% are still learning / researching 30% own 1 - 3 properties 12% own 4 -10 properties 10% own portfolios great than 10 small bay assets If you are still looking for your first small bay deal, drop a comment below with a question that will help you get started: - What's the #1 question you can't find a straight answer to? - What's stopping you from making a move - money, deal flow, confidence, something else? - What resource, breakdown, or call topic would actually move the needle for you? No question is too basic here. If you're wondering it, there's a good chance 200 other people in this community are too - you're just the one who asked. (And if you're on the other end, 4, 10, 20+ properties in, feel free to jump into the comments and answer a few of these directly. Best way to pay it forward.) Let's all help each other succeed!

For my first ever commercial purchase, I want to buy in my current hometown of Charleston, South Carolina. I want to purchase existing and redevelop. But, Charleston seems to be one the most expensive markets across the country. Stabilized assets are $300/sqft or more. Garbage properties are often $200/sqft+. It's like finding a needle in a haystack. I'm building broker relationships in hopes of pocket listings, and trying to find more commercial wholesalers. If you can keep my goals in mind (buy existing structures in Charleston), advice is welcome. 🙏
Monthly Basecamp Networking Call
We ran a poll, and monthly won clearly over weekly - so let's make it happen. The format: A 45-60 min call built entirely around meeting people, not listening to a presentation. We'll break into rooms of 3-4 for 15-minute rounds, rotating 3-4 times - so by the end you'll have actually talked to 6-10 people in the community.. No prep needed. Show up, introduce yourself, talk shop, repeat. Now the hard part: picking a day and time that works. We're spread across time zones and schedules, so rather than guess, help me find the best fit. Rather than run another poll with a long list of days and times, drop a comment with your best day/time (and time zone) - e.g. 'Tuesday evenings, ET' or 'Weekend mornings, CT.'" I will leave this open for 7 days and then try to find a day and time that works for as many people as possible.

Understanding the Site Plan - Weekly Call Recap
Missed Friday's call with Curtis Koldeway? You need to watch this one. He showed why site shape matters more than acreage, how a clean rectangle beats a bigger irregular parcel every time, and the story of a site that died because of a hidden easement nobody caught until it was too late. He also live-demoed a free tool he built that lets you sketch a parcel and see what actually fits, before you spend a dollar on engineering. There's a lot more in the full call than I can fit here, the stormwater math, the fire access rules that change project to project, the unit mix strategy that shapes your whole rent roll. Full recording is up now -> UNDERSTANDING THE SITE MAP Worth the watch before you look at your next site. Please subscribe to the channel. It helps attract new members.

Leasing Small Bay Fast -> Weekly Call Recap
No demand, no deal, no matter how good the underwriting looks. In this Small Bay Basecamp call, Jessica Johnson of The Storage Group breaks down how to actually market and lease up small bay industrial and flex properties, from ground-up lease-up to backfilling vacancies in an existing asset. Jessica explains why an omni-channel approach matters: your tenants are HVAC contractors, electricians, and trade businesses who search and behave differently than typical commercial tenants. She breaks down real ad spend benchmarks by property size (from a single available bay up to 15+ units), why Google and Facebook outperform TikTok for this tenant base today, and how video content, especially short-form clips cut from longer footage, consistently outperforms static posts. She also covers the mechanics that actually move leasing: optimizing your Google Business Profile, retargeting prospects who don't convert on the first visit, using tenant referral programs, and why a property that won't lease up might not be a marketing problem at all, it might be a feasibility problem that should've been caught before the deal was ever done.
