This deal came from something I've never really done before. I was driving home after meeting with a seller in Glendale, AZ, when I noticed a house with overgrown weeds that looked like it had code violations. I've never done Driving for Dollars, but something told me to stop. I grabbed a piece of notebook paper, wrote, "I buy houses for cash. Call me if you're thinking about selling," left my name and number, and drove away. Two days later, I got a text. The homeowner was going through a divorce and facing pre-foreclosure. We met at the property, talked through her situation, discussed all of her options—not just selling—and ultimately agreed that a cash sale was the best solution for her. We put the property under contract for $295,000, assigned it for $300,000, and closed a $5,000 wholesale deal...all from one handwritten note. The biggest takeaway wasn't the assignment fee. It was realizing how many opportunities we probably drive past every day because we're too busy or simply not paying attention. 150 calls made. 7 inbound calls- not interested. 22 pick ups. 9 not interested. 5 wrong numbers. 6 hang ups. 2 interested in selling. Connected with another seller wanting to sell now. And interested in a cash offer. I got my offer ready for delivery. Tomorrow we gonna make it happen!! I also connected with a homeowner looking at selling in about a year. I have quite a few of those.. How often are you guys following up to get more information on homeowners who want to sell years out from now? It was a slow day tbh. Lots of voicemails and no answers. Thinking it might be time for another new number ...haha. I'm noticing the voicemails and busy/no answers start to go up around every 800-900 calls. Thinking that might be time to swap numbers and keep moving forward. Added two more leads into the pipeline!! Small wins daily keep me going!! That deal is right around the corner. I can feel it. YOU CAN'T STOP ME!! ITS TIME TO LEVEL UP!!!! LETSSS GOOOOOOOO!!!!!!!

Owner of home died. Daughter out of state. Will find out hearing date for probate on Tuesday. Daughter wants to sell duplex. Needing help through this process. TIA
