Working through a 23 unit in Columbus Ohio metro. The property cashflows day 1 with a clear path to 8%+ COC. I submitted an LOI but sellers are vetting offers heavily and requiring buyers to have a certain amount of real estate owned already, that's my hangup... @Deon White read your post, are you looking to take this deal down and hold it, are you wholesaling it. Does the seller care if its single family deals or multifamily doors only. How are you taking this deal down? creatively or a certain MAO you're going after with a full purchase.

@Helen Ferguson which comment was that on. I currently don't have any commercial or multifamily deal in pipeline having only done SF, but I'm looking to get into one. I was looking in my market in middle Tennessee but this market is not conducive for that.
