Hey yall, can anyone give me pointers on my first LOI attempt. Is this ready to be sent out? The property address is (Addres), purchase price $(PRICE). Buyer is Joshua Nowell, address (HOME ADDRESS). I am offering my purchase price with the intention of putting 20% down at 10% interest only for 24 months, then refinancing to conventional. The earnest money deposit is $1,000, due after necessary documents are obtained. The 17-day feasibility period begins once all seller-requested documents are received. Buyer requests the rent roll, last 12 months P&L, property tax statements, insurance declarations page, all tenant leases, and capital improvement records. Closing will occur 60 days from receipt of all necessary seller documents, with an inspection contingency. Thank you

Property currently brings in $8,700 per month lol I'm looking for a partner to take it over. Open to assign the contract to someone or just do a normal JV, whatever works best. Quick numbers: • 8 units, 7444 Lake Ave, Elyria OH • Under contract: $280k (down from $350k after negotiations. I think they would go lower tbh, very motivated) • Day 1 as is, no changes: 15%+ CoC / 31% IRR Main issue: It's on a septic system, currently maintained by monthly pumping. Has been working the past 80 years but could fail any time. Replacement is $40k–$90k, and no public sewer is coming on that street. BUT even assuming an $80k replacement, it still holds 9% CoC! I negotiated the discount to cover it. Due dilligence is mostly done, sewer / permit research, contractor quotes, the works, and I'll hand over the whole file. Looking for $15k–25k to genuinely just give someone the deal, or a small equity piece if you'd rather just partner up, super flexible. Working through a 23 unit in Columbus Ohio metro. The property cashflows day 1 with a clear path to 8%+ COC. I submitted an LOI but sellers are vetting offers heavily and requiring buyers to have a certain amount of real estate owned already, that's my hangup...
