Consistency Beats Intensity 🔥
A lot of people come into property full of energy, trying to do everything at once… then disappear a few weeks later when things don’t move as fast as they expected. The truth is, this game isn’t about big bursts of effort, it’s about what you do consistently over time. You don’t need to speak to 50 agents in one day and then do nothing for the next two weeks. You’re far better off speaking to a few every single day, following up properly, building relationships, and staying in the game. That’s where momentum comes from. The small actions might not feel like much in the moment, but stack them over weeks and months, and that’s when results start showing up. The same applies to everything, analysing deals, building your network, learning your strategy. It’s not about being perfect, it’s about being present and taking action even when you don’t feel like it. Because most people don’t fail due to lack of knowledge… they fail because they stop. If you can stay consistent while others dip in and out, you naturally put yourself ahead without needing to do anything extreme. That’s how deals get done, that’s how confidence builds, and that’s how you create real progress. Be honest, what’s one simple action you know you should be doing daily, but haven’t been consistent with yet?

@Rosemond Osei Hi Rosemond, see if there is a library within walking distance or very near. You can spend hours there peacefully using their free WiFi, till you get yours fixed up. I don’t have WiFi at all in my flat, just use my data but spend all my time in Oxford library using theirs! Best of luck!!

Seeking Community Support After Our Home Fire Loss
Hello everyone, As some of you know, my family and I suffered a major home fire causing over £220k in damage. Despite 19 months of continuous engagement, our insurer has still not paid out. This has placed us under significant financial strain, as the income from our two BTL properties is not enough to cover family living costs while we continue to dispute the claim. I am reaching out to the community for donations or support during this extremely difficult period. Hi so sorry to hear of your awful situation. Sounds like the insurance company are really dragging their feet trying to find a way out! Have you started legal proceedings against them? If your situation is within the remit of your insurance policy I would be suing them by now for breach of contract and undue suffering of yourself and family. You need a good lawyer. Send a recoded delivery to the CEO of the company saying you regret but are being forced to initiate legal proceedings against his company and thought he should know. Find his name off the website and put your letter in a coloured envelope, writing his name and address by hand but still send recorded delivery, and writing ‘Strictly Private’ at the top of the envelope on the left. The coloured envelope will by pass his PA so only he will open it. Which is where you want, under his nose. I know as I was a PE to CEO’s and we don’t open birthday or private cards. Put your letter into a card with no message but a neutral picture, animals or landscape. Include your address and reference of the situation and who you have been dealing with, but getting no where. Keep the tone respectful, remember he knows nothing of your case, so tell him. CEO’s like to be on the front foot. Then start the legal proceedings with a good lawyer, not just empty words. Good luck

Registering on Companies House - Home address: Advice?
Hi all - I'd appreciate advice from this community please - I'm registering my limited company property business on Companies House website. As you have to put your private home address - for me it will also be the correspondence address, so it will be on the public register - I'm trying to find out - is there a way not to have my private home address on the public register? It says I can't use a PO Box - is there another way to have a 'virtual' address that I can register on companies House? I'd like to keep my home address private (if possible) - Thanks in advance for any advice 🙂

Evening everyone I am trying to to work out nightly rate for a 3 bed flat in Harrogate been right move and Airbnb just can’t lock the figures any thoughts anyone I am getting £170 off peak and 235-250 peak just want no if am in right ball park it’s 0.4 mile to centre thanks everyone

Hi Stuart, looks like you are doing your research in the right place. I would look for properties in the same area on those websites and roughly the same spec as yours, ie, parking, garden, work space, WiFi, and tailer your price accordingly. If you price too high, you will know when your bookings drop off, or if you are inundated maybe you are just a little low!! Others may have some good ideas for you. Good luck
