So I read up on 3 different codes One being 531390 , 425120, and finally 531110… Which I learned that 531390 is for assignments and double closings. And 531110 is for buying and holding Recommended Strategy Start with 531390: Use this code now to build your business credit, establish bank accounts, and run your assignment and double-closing operations. Update or Add Codes Later: When you buy your first long-term holding property, you can file a simple update with the state or create a separate holding LLC using code 531110. This keeps your active wholesaling liability completely separate from your passive rental assets.

The 425120 is more for brokering real estate

so a few different sources conflict and say 531210 is for buying and selling of real estate not 531390 anyone have any advice on this matter
Pre foreclosure list
So I called the clerk of court and they told me they don’t have a list of properties that have been sent a Notice of Default that they could direct me to the sheriff office which doesn’t have that information. So I said may I ask you a question.she responded yes. And I quote” Whenever someone doesn’t pay their mortgage for 3-4 months. The mortgage company contacts who to file suit?. Don’t they file through the clerk of court and the clerk mails out a notice of default to the homeowner’s address?” She said verbatim, “ it sounds like you know more about tha. I do. All I can do is direct you to the clerk of court…” What do I do now lmao

Made 100 calls tonight!! Had 11 Pick ups! 4 Wrong Numbers 4 Hang Ups. 2 Not interested. 1 wanting to sell NOW! Left 35 voicemails. Today was kinda frustrating to be real.. I was late to my phone appointment by 2min due to me loosing track of time helping a family member out.. and got forwarded to voicemail.. that's 2 phone appointments 2 days in a row! SMH. Kind got pissed at myself because of it. Best believe I stayed on top of things after that. Was starting to think this day wasn't going anywhere then one of the last calls of the night.. "all of a sudden" my dialer wasn't connecting to calls, and my computer started lagging. I called this one number back n forth 3 times and they kept saying they couldn't hear me. I almost didn't call back due to them getting frustrated because of it. I tried again and.. computer froze. Well..... I whipped out my phone on the Go high level app and made the call from there. Glad I did! Turns out they NEED to sell within the next month or 2 and I got here right before the realtor, so that's a plus too! Had a good conversation with an older lady and her husband, they were getting ready to be with some family so the conversation was rather short, but they asked I called back to talk more tomorrow. You better believe I'm having more than 2 notifications set up! haha 1 Appointment scheduled on the calendar! 1 New Lead Added to the pipeline!! YOU CAN'T STOP ME!!!! ITS TIME TO LEVEL UP!!!! LETTSSS GOOOOOOOOO!!!!!!!!!

Main thing I wanted to ask you about, is I just switched to XLeads and I purchased a number, I tested the number by calling a roomate and it says spam likely. How did you bypass this or did you buy numbers until you found a number.

Sooo I was looking at an auction.com property When I looked at the loan history on XLeads the original mortgage was 150k it was then free and clear. A few years after that 38k was taken out against the property. That’s what it was going to auction I assumed but when I looked it up on the sheriffs office the writ through the foreclosing attorney filed is 150k Should I contact that foreclosure attorney to see what exactly they owe the bank or is that the least that can be taken
