Hello do you use that mobile printer and does it actually work. I ask because another group recommends brother HL 2460. It's rather big and connecting to wifi to print is difficult.

We had a signing originally set for 10 AM But the notary confirmed it with the signers for 4:30 PM instead Later, the realtor complained to title saying: “The notary changed the time for her own convenience” The notary’s explanation? "The signers’ witness was only available at 4:30 PM” The real problem? ❌ The time was changed without checking with us first Even with a valid reason, changes like this need approval because title, realtor, and all parties may already be coordinating around the original time. 👉 Have you ever had a signer ask to change the time after the appointment was already confirmed? How did you handle it?

I use my best judgement. If it's earlier I don't usually check. If docs will still ship same day I don't check. But if scans will be late or Fed ex / ups shipment will be late I contact title.
LSS Certification completed!
When I applied for my commission, I originally thought I’d just do some GNW work to stay busy. But the deeper I looked into the industry, the more I wanted to become an LSA. Before long, I was following notary groups (and quickly learning which ones to avoid), watching trainers, and soaking up every bit of information I could find. Then came the laser printer, the mobile scanner, and “just one more certification” because I realized there was so much more to learn. I can’t get enough of this field. I genuinely want to do this the right way and build something professional and lasting. I even taught myself how to build my own website — and if that’s not a sign I mean business, I don’t know what is. I’m excited to see where this journey takes me.

Witness
Hello. When the instructions state that I (LSA) must provide a witness, should I inform the borrower in advance, or should I simply bring that person with me? Personally, I wouldn’t feel comfortable if a stranger showed up at my house unannounced. I understand that the buyer may know that certain documents require witnesses, but my question is how to properly handle this situation when the witness must be provided by the LSA. Should I explain that to the borrower or just bring them along?

Yes I inform signer. A lot of times they have their own witness
