I've got some leads on some commercial lots. even some commercial properties that are already developed. I would love to be able to get some help in finding the best way to evaluate these leads so I could get them locked up. Is there anyone who has knowledge in this realm?

anyone have experience with short sales that have liens from the city? Could be a good deal if someone with know how in this situation could help navigate strategy. Not under contract, looking to find best way to structure offer.

I’m wondering if when sending an offer to a realtor it’s better to use the FARBAR and if a non realtor can use it without having agent representation. I'm sending an offer to an agent with a custom P&A. Feel like it would be better to send them a FARBAR to have less resistance

Anyone have a good investor friendly title company in central FL?

I just found out that DealMachine does not have the county records for Miami-Dade. Aidelys and Kevin mentioned they have a top tier data firm they use. Is that open to us members ? Also, for those who have pulled tax listed before, how up to date was your data. Almost 2/3 of the leads provided were NOT late on taxes. Maybe at one point 2/3 years ago. It’s a huge waste of time finding out you’re calling people with no problems that we can help fix.
