DIY Purchase & Sale Agreement
Any advice - When I ask the listing agent in MN for a copy of the standard form on a house we are looking to buy she says I would have to work with her via dual agency and pay her a 1.25% commission or via a facilitator role and still pay her a 1.25% commission. Is this accurate or is she pulling my leg? Is there a way to have an attorney draw you up a template offer letting that you could hold onto for a number of months and use when you find a house. Put in the terms you want by yourself.

Thanks Steven, I'm seeing places I can download an MN standard contract, can a DIY buyer use the agreement attached and fill it in and send to the listing agent? Is this allowed, someone told me you can't do this in some states because you'd be considered "practicing law"? Would it be a good path to potentially fill this form out and then find an MN attorney on UpCouncil or ContractsCounsel to review for say $500?

Will the listing agent want to use her Minnesota Association of Realtors form that she apparently pays "dues" to be able to use
