I FINALLY HAVE A BIG WIN!
I am finally happy to share that my home has its first guests! Although it is not an IMTR, it is an Airbnb booking for 1.5 months with workers building an Apple Store. This truly has been a labor of love getting my home ready (I have lived in it for 37 years)!

This looks like such a smart setup, love that it's tied into a WiFi sign too, guests will actually use it that way instead of it getting buried in a drawer somewhere. One thing that's worked well for me with insurance/mid-term guests specifically: since a lot of them are coming from a stressful situation (fire, flood, displacement), I'd make sure the very first page or section answers the practical anxiety questions fast. Things like how to reach you in an emergency, where the nearest grocery store and pharmacy are, and how trash day works. STR guests usually want the "fun local tips" first, but iMTR guests often want the "how do I function here" basics first, then the fun stuff after. If you haven't already, a short section on lease-specific things like renewal process or what happens near the end of the term is also worth adding, since that's different from a typical STR guest experience and can save you a lot of repeat questions later. My first Carrd
Hello all. Finished my first Carrd. This was a first for me and I was on the STRUGGLE BUS trying to figure out how to do most of it BUT I preserved..... after a few days! ๐ŸคชThis is my first draft and I welcome feedback as I have a lot to learn. We are trying unfurnished first as we do not have the budget currently to furnish. The house is unique in that it is technically a 4BR 2.5 bath house but has a converted garage that is additional space that could be used as just storage or a makeshift gym. It also has 2 different flex spaces which would be great for an additional bedroom, or kid play space or an office ( 1 upstairs on the 3rd floor and one on the 2nd ). House is in an established family neighborhood but unfortunately, no pool but also no HOA ( which is a bonus ๐Ÿ˜ ). We are a 20-25 minute drive from Raleigh and all its activities. We will be putting up blinds no matter what and will communicate that when we are contacted but these pics were taken ahead of possible sale before we decided to pivot so we didn't have blinds up at that time. We have completely remodeled this home so these families will be getting essentially a new house to move into. Can't wait to take the next steps. Thanks for your help everyone.

Hi Chrissy, congrats on getting the Carrd live, that's honestly the hardest part to just get done! A few thoughts from the STR listing side that might help. Since you're going unfurnished first, I'd lean hard into the flexibility of the space in your photos and copy. The converted garage and the two flex spaces are actually a big selling point for iMTR families, since a lot of them need a home office, extra bedroom, or playroom on short notice. I'd label those rooms clearly with possible uses instead of leaving them as empty space in the pictures, it helps people picture themselves living there. On the blinds, I'd get those up before your next round of photos if you can. Empty windows read as "not quite move-in ready" even when everything else about the home is great, and insurance families especially are looking for a sense of stability right away. The no-HOA point is worth calling out more directly too, a lot of hosts don't realize how much that matters to families who might have pets or need flexibility with vehicles. Really nice first attempt, especially for a first Carrd. You'll get lots of useful feedback here as you go!๐Ÿค“

Check in Check out
This seems like an elementary question however, I don't have much in the way of gaps in between my IMTR property in Carlsbad, CA. Do you have a 'check in and check out time" on your Mid Term Lease with an Insurance stay like you would for a STR? If yes, what do you think are 'fair' times? Seems like a LTR lease would run thru midnight the last day of the lease but this is IMTR. Thank you for your input...

Hi Kristin, good question, and definitely not too elementary! I've dealt with this a lot on the STR side, and the way I've seen it handled for iMTR is a bit of a middle ground between STR and a straight LTR lease. Most hosts I know set a clear check-in time, often around 3 or 4 PM, and a check-out time around 11 AM or noon on the last day, even though it's technically a lease. It just keeps things fair for your turnover and cleaning, and insurance guests are usually used to this structure since they're coming out of a claims process, not a typical rental search. I'd put those times directly in the lease itself, not just imply midnight like a standard LTR. That way there's no ambiguity if the family wants to stretch their stay to the last minute. It also gives you a built-in reason to flag it if they don't move out on time, since it's a written term instead of a gray area. Hope that helps, and congrats on running an iMTR in Carlsbad, that's a great market for it! ๐Ÿค“
