Build the grip strength before you load up the bar
245 lbs on the bench press today! A new Personal Record! Not bad for a guy who spent most of his 20s behind a desk. Halfway through my set, I couldn't finish! Not because my chest gave out. My hand did. That soft spot between my thumb and index finger felt like it was going to tear. I couldn't grip the bar anymore. After 400+ hours of listening to @Ryan Narus turn literally everything into a metaphor, I've picked up the habit too lol So here's the metaphor: A lot of operators build chest strength (investor capital, deal pipeline, acquisition skills) without building grip strength (operations, systems, property management). You can lift the weight. But can you hold the bar? Sure, you closed on 500 sites. But do you have the systems to actually run them? Or are you white-knuckling it until something tears? I see this all too often. Investors rush to scale, buy multiple parks, and then realize their operations can't handle the load. Don't be that guy/gal... Build the grip strength before you load up the bar. Sure you can buy the assets....you've built the investor base and you have the deal pipeline, but can the rest of your operational systems handle the additional volume? Many people build the engine while they are flying the plane, which I recommend to an extent because it builds urgency, but many more fail to load the plane with the correct parts before taking off, and then they end up in free fall. Love the metaphor, this one hit home
The right time to buy is now
I started my mhp journey in college 25 years ago. I made my plans, read books, went to seminars and bought bootcamp courses. Instead of buying, I built a business that made me lots of money but was a distraction from my goal. I helped a family member get into parks before I purchased one. The catalyst I needed was Ryan's mentorship program which is the foundation of this group and has been expanded by Michael into something far greater. My first park closed basically Jan 1 2022. I started with a 575k purchase which at the time I thought was a big deal. As of now I have purchased 21 parks in a little over 3 years. I'm closing in on 1000 active pads, 250 approved expansion pads and as of this moment I own 42m in income producing real estate. I make more money in 2 weeks (180k) than I used to make in a year. I'm an average to below average person in every area but 2. My work ethic and my ability to analyze risk to make quick decisions. You, more than likely, are better at me in almost every area of your life. So if you want to be in this game, make the move and buy. Rents go up, tenants rarely leave, shit breaks but not very often, money comes in fairly easily. Use this groups formula as your base and you WILL succeed. Take a step off the cliff...but know this, there is no cliff.

@Caleb Hogan thank you for sharing! This one hit home for me. I've been talking about and parks non stop since 2010, so much so that I got the nickname Mobile Home Mike from friends and colleagues. It wasn't until just this year that I shut other things down and put 100% focus to mhp. All I can say is I wish I would have done it much sooner. It's incredible to see what you've done in 3 years. I'm about 950 pads behind you but seeing what is possible from you and others helps us new guys navigate the right path. I definitely wouldn't be taking the same level of action right now if I wasn't part of this group.
Home Titles
Does anyone have another recourse to gain titles for abandoned mobile homes, besides the quiet title process? I am looking for a fast, efficient way to gain these titles without taking up to 1 year through our lawyer. Any advice helps, thanks.

Hi @Justin Green - sorry just seeing this. I'm going through this process right now to get the titles to 20+ homes in a park I just purchased. I don't have the titles to the homes and actually had very limited knowledge on manufacturer, model, year, etc. With just the hud label or data plate, you can take that info to the site here to get all other necessary items through a verification letter or performance certificate. https://lvr2.ibts.org/#/LandingPage You'll still need to go through the legal process required for your town/county but with all of this info it sounds like all should be completed within 90 days.
