Irish Property Market Predictions?
With interest rates set to slowly drop albeit not to as low we seen before and with the demand for housing higher than ever seen, I personally can’t see prices dropping anytime soon. Days of reckless lending are completely gone and reports of record levels of mortgage approvals. Would like to hear others taughts. Bar a global disaster I think safe for another 5 plus years 🙏

@Daniel Kavanagh agree big price correction on commercial property but I don’t think it’s a deck of cards situation to bring everything else down. Residential is strong, lending not reckless and demand through roof alot construction firms workers should be absorbed by residential sector.

Just got caught up in a few online articles of black swan events hopefully don’t happen 😅 Someone once told me you can’t control the uncontrollables no need to waste time on what might happen, but no harm building up a rainy day fund people mainly lose money in property if forced to sell.

Just had a great phone call with @Gavin J Gallagher ! It was Great to chat with him. He mentioned about doing rent-to-rent with Airbnbs. Does anyone here have experience with that? Would love to hear your thoughts or insights!

I’ve done a couple work well summer months but lucky break even during winter and have to put money to rent in cases. I’d only do one as profit share going forward no commitment to paying rent. I got one due to long probate sale owner was able to make money while waiting for sale go through. I think good opportunity there in that space. But time consuming need to outsource if busy elsewhere.

Hi Aidan hope your well, probably not a bad idea to do up website with previous deals and returns etc to show experience and photos to show finish of the work. If look up Gareth Peers online he has clever website, see link https://www.garrettpeers.com I was able raise finance off the back of previous results from friends and family but when comes to private lenders easier to have information that format to send on.
HMO Staging
Photographer coming tomorrow so getting this HMO looking tidy. Does anyone have an opinion on whether it is worth getting a video walk through from them? My thinking is that it could be used to give someone a remote tour on Teams or Zoom during tenant selection.

I always read reports and articles citing the fact we are at Celtic tiger level house prices but never seen anyone factor in inflation against house price levels. In 16 years there has been huge labour cost inflation material inflation etc, I still think we have growth to go before reach peaks of 2008 levels when factor in inflation.

@Garvan McCarthy very good point 👏👏 I’m building an A-rated house at moment and plumbing costs for the heat pump is nearly double what I can get normal gas boiler heating system for.
