Seeking Passive Investors: 20-Unit Mixed-Use Midtown OKC Acquisition
After 3.5 years of being a part of Multifamily Strategy and four purchases totaling 26 units—almost all of which needed some form of renovation—I was looking for something that wasn’t another heavy value-add project.. I knew what I wanted in my next property, and I learned again the value of networking when a gem of a pocket listing came my way through a broker: a 20-unit mixed-use property in the Midtown District of Oklahoma City. TL;DR: I’m raising equity for a 20-unit mixed-use property in Midtown Oklahoma City that is under contract for $2.75 million. It offers 100% residential occupancy, a 1.30 day-one DSCR, limited immediate capex, and multiple paths to operational upside. Projected investor returns include a 6% preferred return, 17.7% IRR, and 2.03x equity multiple. I’m working to secure commitments within the next two weeks for a mid-October closing. Message me if you’re interested in learning more. I wanted day-one cash flow. ✅ This property is underwritten at a 1.30 DSCR from day one. I wanted strong occupancy. ✅ All 20 residential units are occupied, and 1,000 of the 2,800 square feet of commercial space is leased. The remaining commercial space gives us additional upside. I wanted instant equity. ✅ The property previously appraised for approximately $3.7–$3.8 million in 2024 compared with our $2.75 million purchase price. I wanted upside. ✅ This property has multiple paths to create value through better operations—not through a major renovation plan. The simplest is gradually bringing residential rents toward market as leases renew; current rents are approximately $100–$150 per unit below market. Beyond that, we can lease the remaining commercial space, generate additional income from the parking garage, and explore short- or mid-term rental strategies. The upside comes from operating an already-great property more effectively, without depending on significant capital expenditures. I wanted limited capital expenditures. ✅ All residential units were renovated with luxury finishes in 2023, and our inspection confirmed that the property is what it appears to be, with very little immediate capital work anticipated.

Help with next steps
Rookie question but actually I need help. found an on market potential deal, but the listing agent wants pre approval or proof of purchasing power before turning over financials. They only want to deal with ‘serious buyers.’ They sent me to a lender to get “pre approved”, I told the lender I’m going to be putting the deal together and when I get a deal I will pitch it to potential partners and investors to come in for the equity. He said he can’t pre approve me bc he needs the financials on the deal to approve anything. So we are going in a circle, I know where to find investors but I have not presented anything to anyone bc I don’t have a contract yet. So what is the trick for getting the rent roll and t12 and financials on a potential multifamily deal when I don’t have the cash myself to prove I can buy it? Thank you in advance!

I would get my own lender a DSCR type managing real estate investments. They could provide the help with the financials you need.
