Hey team,
I’ll be resuming our monthly call sessions from next month. Appreciate your patience — I’ve been prospecting extra hard to make up for the recent holiday 😂 On the Strava challenge — I’m currently looking for a better alternative. It’s not as simple as I thought to track total group KM progress for the month, and there’s no clean way to see everyone’s combined numbers. So for now, we’ll put that on hold while I test better apps and systems. I want something competitive, visible, and easy to track — not messy. Right now my personal focus is simple: 2 hours of prospecting a day. Phone or doors. Non-negotiable. And I’ve been seeing great results from it. Momentum is building again — and I want you all locked in with me. More updates soon. Let’s keep working. 🔥

First timer door knocking
Door knocked first time ... got my license last week ... hit about 67 homes had about 8 convos and booked 2 appointments. Going out for 3 hours each day in an area that has had lots of solds. Also there has been terminations there and hopefully I can pick up an appointment ot two with those unhappy with thier present realtor ... I plan to hit this hard ... Hey Have you seen me in the area lately? powerful

Love this. This is exactly how it starts 👊 67 doors → 8 real convos → 2 appointments in your first ever knock is a massive win. Most people don’t even get out of the car. You’re doing a few things very right already: - New licence but straight into action - Working an area with recent solds + terminations - Consistent 3-hour blocks - Simple, confident opener “Have you seen me in the area lately?” is elite The terminations are where the gold is. They’re already thinking about selling you just need to be the calm, consistent face they keep seeing. Keep it boring. Keep it repeatable. Keep knocking the same streets until they expect to see you. You’re not “trying door knocking”… you’re becoming the local agent. More doors = more luck. Keep us posted and don’t slow down 🔥

help.
Being a new real estate agent (started about 6 months ago) working on commision only has been pretty hard to be honest. Although i understand it's only 6 months i'm wondering how i can essentially make more money. I mean i have made 2 sales in this timeframe and very close to more but....

Hey Xin, Yes, it is a challenge. I remember when I went commission-only, I had a second job doing night shift at the time. It helped, but if I could go back in time, I would just focus on prospecting more instead of working a low-paying job just to get by. Because when you get real momentum, the money really starts coming in. I still remember the month I made more than my entire yearly salary from the year before. So just know that month is coming. Put in the work like actually put it in and you will be rewarded.
Question about 10 minute appraisal
When doing the 10 minute appraisal are we gathering the main info and then sending them a broad range number with 2 comparables via email? and then text/call to follow up ... then putting on a monthly update for the area? keeping in touch top of mind quarterly ... any help is appreciated ...

Hi Bill When you lock in the appraisal, if you can’t find all the property info online call them beforehand and get everything over the phone. Beds, baths, upgrades, condition, motivation go in prepared before your 10-minute appraisal. I attach a minimum of 4 comparable sales. Make sure they’re genuinely comparable not just random sales in the suburb. Similar size, condition, location, land, etc. Take the comparables with you to the appraisal and leave them behind with: Your marketing material • Business cards • Fridge magnets • Anything branded At the end, ask:“Would you like me to formalise this into a written appraisal and email it through?” If they say no, I just write the price on the printed report I brought, date it, and leave it with them. Simple. Now for follow-up 👇 Cold → Call yearly + send sale updates through the year via text Warm → Call quarterly Hot → Call weekly The money is in the follow-up. Stay consistent and you’ll win listings others forget about.

Strong buyer work. Know what they want. When you walk into a listing you already know who is going to buy it. Most importantly prospect prospect prospect

@Xin Xidane Sorry I missed this comment 🤝 Strong buyer networks are built the same way listings are consistent reps + real conversations. A few things that work (and actually compound): - Every appraisal = buyer intel Ask every seller what they’d buy next, where, and at what price. Most become buyers before you even realise it. - Open homes are buyer farms Don’t just take details ask timelines, finance status, and what they’ve missed out on. Follow up properly. - Door knocking = buyers too Tenants, upsizers, downsizers, neighbours watching the street. Log everything in your CRM. - Call your companies CRM ask for old open for inspection details you can call - Match buyers before listings When buyers feel you’re actively working for them, they stick. Speed + honesty builds trust fast. More conversations = more buyers = more leverage = more listings 💥
