Cash Back Credit Cards
@Ryan Bakke, CPA For those of us with business credit cards with "cash back" bonuses, how can those be used? Do they need to be used towards business expenses or can they be used personally? What are the tax implications if used personally (is it income?)? Should we be trying to use all of these within a calendar year?

Tax Strategy
To maximize tax benefit, with 100% bonus depreciation, does it make sense to hold a property for only 2-3 years and then 1031 that into another property and take 100% bonus depreciation again on the next property? I realize there are other factors like appreciation and cash flow, but from purely a tax perspective does this make sense?

I'm in the highest tax bracket and one of the highest tax states (CA). When I look at how much I pay each year, I continue to think that there's got to be a better way. I'm taking a more strategic approach to taxes this year. Bought my first STR property and now looking to scale to additional STRs or possibly a boutique hotel. I'm looking at this as laying the groundwork to retire from my W-2 in the next 2 years or so. I'm just ready for something new, after >10 years of being a passive investor in real estate, I'm finding hands-on real estate is stretching me in all the right ways. Excited for this next chapter!
