This video is designed to show investors how they can become an Angel Investor, help a younger couple or a partnership into the Real Estate Market and make a 10% return on their Investment. It's based on a 5 Year Plan, and the pay out is created by the Principal Paydown and the ability to re-finance back to 80% loan to value, even if the market stays flat. The slide deck covers why a Buyer would want to pay an Investor to help them into the Market, and why an Investor would want to Invest in Real Estate in Victoria. Wow.... Do you know someone wanting into the Market?
I went to see these two homes today and I was blown away by the potential to live for a very low monthly payment. At 3112 Steele St there are 2 suites that could be rented for about $1500 and $1000, so for a total of $2500 per month. I've recalculated the down Payment to $53,000 + the Property Purchase tax at $5600, so the Buyer would need to come up with $58,600 to get in. The total Mortgage would be $3946.00 but when you subtract the rent, the buyer would pay only $1446 per month. (of course you would pay utilities on top of that. Insane.... I've included a new Payment sheet below.

A Great Shareable 6 Bedroom, 5 bath Home close to Langford Lake
I just saw this home come through, and it can be split either as a 4 bedroom with 2 bedroom suite or into 2-3 bedroom units. It looks like it has been built like a side by side duplex with separate garages and separate yards. Let me know if you are interested in sharing this home and want to view it. I haven't broken it down by square footage yet, but it works out to about $426.00 per sq ft, so if it was a 50/50 split it would work out to about $575,000 for each unit.
