Purchase Terms: - Purchase Price: $175,000 - Down Payment: $31,000 (includes assignment fee) - Entry Fee: $31,000 - EMD: $500 (credited at closing once paid) - Closing Costs: ~$4,500 - Total to Close: ~$35,000 Financing: - Interest Rate: 8% ( sadly they wanted over 10%) - Amortization: 30 years - Balloon: 5 years - PITI: $1,770/month - First Payment Due: 120 days after closing

I joined this community back in December 2024, determined to accomplish what once felt completely out of reach.
