Hey everyone! Day 5 is done 💪 Today was a slower one — lots of mom chores and precious family time with the kids, which I wouldn’t trade for anything. Still, I made sure to show up and move the business forward even if just a little. ✅ Reviewed the Purchase & Sale Agreement, Assignment of Contract, and Joint Venture agreements. I ran them through Grok to check compliance with Florida real estate laws. Found some missing verbiage, so I reached out to the community asking if any seasoned Florida wholesalers would be willing to share their reviewed/updated contracts. Still waiting to hear back — fingers crossed! ✅ While I was out, I made a point to network with a few Florida-based wholesalers. It felt great connecting and knowing we can support each other. ✅ A potential cash buyer finally replied to my text from Day 2! But when I asked for more contact info and if they’re comfortable with assignment fees, they went quiet. Still need to vet him properly 🤷🏻‍♀️ Slow days like this can feel frustrating, but I’m really proud I didn’t let the day go to waste. Progress is progress, even on busy mom days. Nothing’s going to stop us! 🔥 If you’re in the challenge, drop a 💪 or tell us how your Day 5 went. 🚨Any experienced Florida wholesalers here who’ve had their contracts reviewed for compliance? Made 100 calls tonight!! Had 11 Pick ups! 4 Wrong Numbers 4 Hang Ups. 2 Not interested. 1 wanting to sell NOW! Left 35 voicemails. Today was kinda frustrating to be real.. I was late to my phone appointment by 2min due to me loosing track of time helping a family member out.. and got forwarded to voicemail.. that's 2 phone appointments 2 days in a row! SMH. Kind got pissed at myself because of it. Best believe I stayed on top of things after that. Was starting to think this day wasn't going anywhere then one of the last calls of the night.. "all of a sudden" my dialer wasn't connecting to calls, and my computer started lagging. I called this one number back n forth 3 times and they kept saying they couldn't hear me. I almost didn't call back due to them getting frustrated because of it. I tried again and.. computer froze. Well..... I whipped out my phone on the Go high level app and made the call from there. Glad I did! Turns out they NEED to sell within the next month or 2 and I got here right before the realtor, so that's a plus too! Had a good conversation with an older lady and her husband, they were getting ready to be with some family so the conversation was rather short, but they asked I called back to talk more tomorrow. You better believe I'm having more than 2 notifications set up! haha 1 Appointment scheduled on the calendar! 1 New Lead Added to the pipeline!! YOU CAN'T STOP ME!!!! ITS TIME TO LEVEL UP!!!! LETTSSS GOOOOOOOOO!!!!!!!!!

@Kyle Shea Interesting…From what I saw on the xleads part of the course they said that you need to pay per number and per text (is that correct?) how many can you do with the power dialer? Is that from just 1 no?

Seasoned FLORIDA Wholesalers— Contract Question 🙋🏻‍♀️
I wanted to prepare my contracts ahead of time and check if it’s compliant to Florida laws. For those who’ve been doing this for a while now, was it better for you to switch to a Florida BAR As-is Residential Contract? Or just edit the ones provided in the classroom? 📝I ran the contract provided in the classroom through Grok and it has given me points that needed to be included like •Disclosures (Radon, Flood, Seller’s property etc) •FinCen Reporting Language *I was planning to edit and finish this up and then run them through the title company I found. Zach/Rick mentioned it through Acquisition part of the course. Might be a dumb question, but is that how it goes? Should we ask the Title company if our contract is good? How do I go about asking the title company? What worked for you?
