We are seeing more activity with buyers wanting to move forward as we begin a new year. What do you say and do when a buyer is not qualified for the property they want to see?
We usually have a tough conversation about what might have made that home "perfect" by creating a short criteria list (above and beyond the bed/bath combo), then have a realistic conversation about what they can afford. Then, we look for homes within their budget that can check as many of those boxes as possible. Sometimes, we will look for homes in their budget that they can then upgrade. Affordability becomes the focus, while casting some vision of opportunity.
Definitely having a conversation about professionalism and etiquette. Then ya, Austin's idea is a pretty funny soft spin for the clients. Who takes a soft drink during a showing?! On a side note: my colleagues and i JUST had a discussion about technology in homes. As a listing agent, i am going to make sure that there is a disclaimer regarding the presence of video and audio recording devices in and around the home (both in the home on a tabletop marketing doc next to my SD, on the agent remarks, and in the scheduler software). and then as a buyers agent, its super important to remind our clients that the sellers will likely have evidence of anything said and done during our time in the property. i mean, there are cameras in freaking refrigerators nowadays! 🤣
Wise Agent. Pros- robust and i can do all comms through it. Its my primary form of comms and check ins, and i can also track my production. Cons- newsletters lack pop and the drip content is very stocky. also, its very robust and takes a lot of time to get fully integrated for a daily routine.
