Hey guys, we wanted to share something with the community tonight. First off, we just want to say how much we love VETTED and genuinely love all of you guys in this group. Honestly, if this were just one big hangout party with friends talking iMTRs and deals, we would probably never leave. 😂 But the reality is, there’s a massive amount of backend work that comes with running a business like this — social media, marketing, sales, managing employees, operations, customer support, all of it. It really is an active business no matter how you slice it. And the reason we’ve always loved iMTRs so much is because we intentionally built our life around freedom, flexibility, and more passive income. With five little kids that we homeschool and the tons of travel already planned this year, we realized we wanted to simplify and focus more on the lifestyle that made us scream iMTR from the rooftops. So after a lot of thought and being led by peace, we decided to sell our half of VETTED to the Davenports. We truly believe they have the time, energy, and vision to pour into this community and continue growing it, and we’re excited for them to reap the reward of that investment and hard work. It was in fact their idea and their passion for teaching others that launched VETTED to begin with. That said — we are absolutely still in the RE space. We WILL ALWAYS love VETTED. We’ll still be inside SKOOL, still popping into calls from time to time, and still cheering everyone on. It just won’t compete with Marvel Blaze for our “baby” anymore. 😀😊 And of course, if any of you ever want to reach out to partner on deals, buy properties together… collaborate, brainstorm, or just stay connected — we are always all ears. Love you guys and we’re genuinely grateful for all the friendships and relationships that came from this community. 💕

Purchasing property without an agent
Hi. Not Imtr specific but maybe someone can guide me … Any recommendations on not using a real estate agent for a purchase (I found the property, buying direct from owner) Can I go direct to a title company with the TX purchase contract from TREC?

Proper Insurance
For those who are insured by Proper Insurance, how do you address what I received from the agent below: Corporate rentals do not align with our underwriting guidelines, and the underwriter will decline your application to bind insurance if the property is being rented to a corporate entity. You can rent the property to an individual that is displaced from their own home, but the underwriter does not allow for a corporate entity to rent the home on behalf of a displaced person(s). Properties must be rented to an individual to be in compliance with our underwriting guidelines.

Hi. @Veronica Giggers I tagged you in another conversation. No solution regarding a lease matcher or corporate housing agency signing a lease as opposed to an individual. It’s recommended we go direct however I was unable to get a direct booking. I accepted a corporate lease and have been booked with them for the last 3 months. To offset the risk of damage without proper covering it, I added Waivo damage protection.

@Veronica Giggers in addition to proper insurance, I added Waivo damage protection. The corporate housing agency provided the lease. They also provided liability insurance and named my LLC (owner of the property) as an additional insured.
Finally Booked🎉
We received payment yesterday and family moves in on Sunday! 1 month to start for this insurance claim. We’ve had several inquiries and all seemed to be lease matchers. After questions and discussions in this group which helped bring perspective on insurance coverage and third party lessees, we added Waivo for damage protection (and peace of mind) and decided to accept this one… Thank you Vetted Home fam!

@Andrew Adams we went live just before Christmas, so about 2 months to get booked… it felt so much longer, honestly!

Corporate Housing Lease
Hi all! How do you handle a booking request when the corporate housing agency is requiring they be on the lease instead of the displaced family? My insurance (Proper Insurance) does not allow corporate leases. Proper Insurance recently sent this: Corporate rentals do not align with our underwriting guidelines, and the underwriter will decline your application to bind insurance if the property is being rented to a corporate entity. You can rent the property to an individual that is displaced from their own home, but the underwriter does not allow for a corporate entity to rent the home on behalf of a displaced person(s). @Kellie Davenport @Luis Font I spoke to my Proper rep again today. He did confirm that it is not written into the policy but it is an underwriting guideline.
