💬 How to Have the “Price Improvement” Conversation (Feel, Felt, Found)
Hey guys! Let’s talk about one of the hardest parts of being a realtor... asking a seller to adjust their price. Here’s a story. A month ago, I had a listing that was sitting for weeks with no offers. The seller was frustrated and convinced the “right buyer” would come. I totally got it, they loved their home and felt it was worth more. Instead of pushing, I used the Feel, Felt, Found framework by Russ Ruffino: Feel: “I completely understand how you feel. You’ve put a lot into this home, and it makes sense to want top dollar.” Felt: “Other sellers I’ve worked with felt the same way, they wanted to hold out for the perfect buyer.” Found: “What they found was that after a small price adjustment, more buyers started showing up, and the right offer came quickly.” We dropped the price slightly, got three new showings that weekend, and sold within 10 days. The key isn’t pressure, it’s helping your client see what actually moves them closer to their goal. 💡 Challenge: Practice this framework this week. Use it in mock conversations or roleplay with a teammate. The more natural it sounds, the more confident you’ll be when it really counts.
Win of the Day: Signed the Listing (After Another Agent Failed)
Landed a listing today that didn’t go well the first time... the seller had previously listed with another agent and was left frustrated. What made the difference this time? -Patience -Active listening -A simple “What went wrong last time?” convo -Plus — I had a cheat sheet ready: exactly what I would do differently to earn their trust and get the result they wanted. Systems aren’t just tech, sometimes it's the preparation and approach that win. Don’t underestimate the power of showing up with a plan.
