Hey everybody!
1. I'm Juan Pablo Tellez Giron, based in Cancún, Mexico. I operate in the US. 2. Honestly, none of the four stages fit me cleanly. I've been an STR operator for 10 years and managing for other owners, but I've never owned. So I'm an experienced operator standing at stage zero as an investor. 3. Real talk, I don't have a 90-day investment goal yet. I'm fully focused on launching a project this month. Investing is the next chapter, and I'm here to start learning the ropes before I make my move. 4. Focus. I'm launching a big project this month, so my real challenge is carving out time to hunt deals and analyze markets while that launch is live.

Hey @Matt Sanderson thanks for the invite! Yeah, I do remote management mostly in the US now. I sold my Mexican PM company a few years ago, but I still know the market well. Anything you wanna know about Mexico, just ask. There are some great spots on the Pacific coast for investment right now. My go-to play would be glamping and experience-based stays. That's what guests are chasing these days, and it's exactly where I'd put my first investment when I get to it.
@Matt Sanderson Any country, really. People are craving experiences, well-catered and safe ones. They'll pay good money to live something they'd never get to experience otherwise. But honestly, there are probably too many A-frames already. Like you said, it'll only be lucrative for those who do it right, and that's true for every corner of the STR industry now. It's getting professionalized fast. It's not "build one A-frame and you're done" anymore. You have to build the entire experience around it: how they'll cook, how they'll sleep, where they'll catch the sunset, whether they get to chop wood for the outdoor fireplace or not, the Norwegian outdoor jacuzzi with the wood heater, the extra services like a private chef, a hiking experience, food stocking, and so on. And done right, it's very scalable. And done right, it's very scalable. There are plenty of investors already doing this and scaling nicely. There are also investors who are perfectly happy with just one or two of these, sitting on 1,000+ reviews and full calendars.
