My issue was comps, access to a good realtor fix that for me know I can comp my self and estimate repairs, then there was negotiating that will always be a battle that will need improving. Video wise no not really you have to get in the field and make the mistakes trail and error I can make a video all day but my or anyone else experience won’t be the same as yours. Effective way to finding motivated seller is first pre foreclosure, then probates, then divorce, lastly door knocking or cold calling those ugly one that need heavy repair they are all motivated you just have to trigger they motivation it’s not always money sometime and a lot of the time it was emotion house they grew up in or they raised they family or they feel like they letting a loved one down by selling the property and not fixing it.
@Ronald Grandy nooo, just close it before foreclosure and having you buyer cover back payments if you wholesaling it. The payment it taking out of what the seller gets.
Forgive my ignorance before making any deals did everyone create and start their LLC first, and if so how did you personally go about beginning that process and around how much did you spend doing so.
@Andres Perez yes I had a kid we were splitting 40k+ jv and I kept telling him get ya LLC first he was like I’m get it I’m get and a couple of days before closing title came and said we can’t close this assignment unless he has a LLC and we had to delay closing a few days to wait for his LLC verification almost lost the deal
