When a property hits my inbox, I don't start with a spreadsheet. I start with a quick gut check. Figure out what it'll sell for once it's fixed up, the ARV. Take about 75% of that. Some people use 70% to be safe. Take away what you think the repairs will be. Now look at what they're asking. If you land within about $20,000 of their price, that's when I do the deep dive and build the real budget. If you're way off, I move on to the next one. That's it. It's not your final number, it's the filter, so you're not spending an hour on houses that were never going to work. I made a quick 30-second video walking through it with real numbers below. Hello everyone, I'm Billy and am looking forward to working and learning from everyone in the community. I have recently retired from the military and moved to Jacksonville, FL for a job about a year ago. Started dipping my toes in the real estate investment and joined a couple groups but still trying to create some momentum. I partnered with another veteran and we are working to open a sober living home here in Jacksonville. I'm excited to give back where I can. My wife and I really connected with the concepts of wholesaling and have been learning as much as we can. I learned a long time ago that a team works far better than an individual and we are looking forward to learning from any and everyone.
