How many calls does it take to get a live lead?
Guys I have been extremely lucky and most of my calls have gone straight to an owner or an owner's relative who is at least interested in potentially selling their park. That said, most of the time I am also going after sub 30-lot parks in secondary / tertiary MSAs at the moment. What is your hit-rate on calls-to-live-lead?

I wish I would have started tracking my hit rate from the beginning. I've recently changed my strategy for higher volume but I've always said quality calls goes a long way.
Fake gurus and influencers
If you’re following guru’s because they’re rude and brash “experts”, ask to take a peak behind the curtains at their pnl reports. Just closed on a 2 park purchase from a “guru” in my state. Guy charges for masterminds, YouTube and instagram bragger, you know the type and can find him easy since there’s only a handful from my state. Worst pnl reports I’ve ever seen. Historically bad. Elite at being bad. Looked at his entire portfolio. Every park was the same, 70% expenses, and not padded by management fees or veiled kickbacks. His purchase price 3.46m 6 years ago. Down payment of at least 700k and most likely 1.05m. We purchased at 3.3m…65 lots 64 filled bought for under market lot rent pricing. Bragging about cash flow but couldn’t pay his property taxes last year and instead letting the park go to sheriff sale tax lien. Posted his “profit” pics of 500k.. do that math real quick and tell me the profit again? I can tell you with verified certainty that the founders of this group are not influencers selling lies and hopium. Follow this system for profits and actual cash flow. No social media bragging required.

Some of the old school ways of finding mom n pop owners still work! When I say old school I mean 10 years ago LOL.

@Matt Fonk stay consistent overtime will definitely compound. Phone calls are great. I’ve never tried mailing letters, but I’ve been thinking about it. In person is probably the best.

These are some of the conversations that unfold inside our group mentorship program: Question on the table: What is actually harder with infill, new homes or used homes? • Short answer from operators in the trenches: both. • New homes: • Usually easier logistically. • Factory delivery is cleaner and more predictable. • Still not foolproof. • Axle issues from the factory happen more often than people expect. • State code can trigger extra site prep depending on location. • Used homes: • Hardest part is sourcing them. • Facebook Marketplace becomes a daily habit. • You need homes that are worth moving, not just cheap. • Prep work matters. • Utilities must be disconnected. • Skirting, decks, tie downs, and steps all need coordination. • Transport requires the right contractors at the right time. • State specific nuance matters. • In places like Illinois, new homes can trigger heavier code requirements. • Used homes can often move in without upgrades that new homes require. This is why infill is not passive. This is why spreadsheets lie if you do not understand operations. This is why real operators talk through this stuff live. If you think infill is just buying a home and dropping it on a pad, you are underestimating the work!

@Tracy Moore I run test ads on Facebook in English and Spanish. Also, post fliers in Spanish and English. See which has the most demand. You can also infill slowly in the beginning to see where the demand is.
