Tenant wants to move out early
My tenant just asked me if they could end their lease a month early because they are going into the military. I personally don't have a problem with this as long as I have someone to take over the apartment as soon as they're gone. I am a new landlord though and wanted to see what others do with a request like this. Would love your thoughts

@Skylar Bytendorp if they are official military orders then I believe there is nothing you can. If not, it’s a typical lease break. Your lease should dictate if it’s a penalty or on the hook until you find a replacement

@Skylar Bytendorp boot Camp does not count to my knowledge. If both him and his girlfriend are on the lease and they are both on the hook. You’re nice to want to work it out with them, but legally, they are on the hook. It’s income you need to offset your mortgage. Ultimately, it’s up to you. You have a deposit on file for collateral in case things go south
How do you figure out if a basement can be rented legally?
I keep seeing people turn their basements into rentals, but I’ve heard the rules can get tricky depending on where you live. How do you figure out if a basement can legally be rented out? Do you just call the city? Or is there some checklist for things like ceiling height, windows, permits, etc.? Curious what others have run int, any surprises or lessons learned before someone goes all-in on a basement unit that can’t actually be rented?

Best thing to do is ALWAYS call the city to confirm current ADU laws. Zoning and HOA rules are very important
