Went out driving for dollars today 🚗💨 and actually got a text back from one of the owners! I’m curious, when someone texts you back, do you usually keep the convo going through text, or try to get them on the phone right away? 🤔

Found this property today d4d. It’s really distressed, garage door completely broken, windows broken, from the outside the property REEKED of urine (THE WHOLE 9 yards) it does have a for rent sign from a property management. Left a sticky note, should I cold call or how would you guys approach this (:

Building My BUYERS LIST
This Wednesday i was able to attend a NETWORKING event. I spent $40 to get in this event so best believe I was not leaving without introducing myself and getting potential buyers' business cards! Would it be smart of me to reach out today so i can ask for their buying criteria? Or should i wait till i get something under contract?

Question on Comping Properties 🏡
I was watching Brent Daniels break down his comping method, and what he did was take the listing prices of the subject property from Redfin, Realtor.com, and Zillow, then divide by 3 to get the ARV. But from my understanding, comping is usually done by pulling 3–6 similar sold properties around the subject property, then adjusting based on size, condition, and features. Curious—how are you guys comping your deals? Do you use Brent’s approach or stick with sold comps?
