This one caused a full re-sign 🫣
A deed was completed and sent back… But it got rejected Reason? ❌ The notary didn’t include the venue (State & County) That small detail meant: • The document couldn’t be recorded • The signing had to be done again • Everyone involved had to go through the process twice To make it more complicated, the signer is now in a different state (FL), so coordinating the re-sign isn’t as simple as before All of this… for one missing line Reminder: The venue might feel like a small thing, but it’s critical for recording. 👉 Have you ever seen a document rejected for something this small?

I don't do a lot of loan signings but I do have to say that small details like not putting your middle initial in your certificate as a notary has caused a rejection at the Secretary of State for apostille work. A small details cause delays and lost time and money. Just learning the elements that are needed for your state certificate would make you top 1% in the notary field in your state. There are so many notaries that don't even know how to notarize correctly across the country.
