Are we supposed to post here Marco? I would take over existing 3% debt that is unknown amount ( I don't remember what the amt. was). Get investors' money to buy and repair. Make payments to seller so he delays taxes. We keep the difference between the payments on the debts and the income.

New Law for Wholesalers in Pennsylvania
Is anybody working the Pennsylvania market? Or know about the new bill ( Bill 52) that passed last year making it more challenging for investors to buy properties in Pennsylvania?? Love to hear what you know if you have experienced this - TIA 👍

1. Anyone conducting wholesale transactions must now be licensed by the Pennsylvania State Real Estate Commission. This means wholesalers must meet the same standards as traditional agents. 2. The law requires wholesalers to provide clear disclosures to both buyers and sellers, ensuring everyone understands the nature of the transaction and who is involved. This means I'm not going to wholesale anything in Penn. ;-)

Don't lose your focus with other people trying to distract you with promises of the moon and stars. You can't buy real estate on the moon or in the stars. Stay grounded, stick with this program and master it.
