@Sean Ade Biggest lessons were getting reliable contractors for work. Had to fire the first land clearing company. The permit coordinator was "less than steller", we will do this in house going forward. We also found some really good contractors that will be used going forward. Ac system stolen, so bought twice! We could probably do this same project for 20,000 less now. We have 2 other pieces of land waiting for homes when this home sells.

@Sean Ade yes we have be insurance but didn’t file a claim for ac package unit. Worried about getting dropped before we get started. Ac contractor worked with us and did a replacement for $4800 installed. We now have cameras and a cage over unit. A booby trap or 2 hidden
