Just locked up another real estate dealโ€”this one as a subject-to purchase! It's a subject-to no less with a 4.125% interest rate! After one of my friends generated a lead and put me on a conference call, Elliot and I raced down to the house, negotiated the deal, and walked out with a contract. How did this happen? Action... Big. Consistent. Action. This deal didnโ€™t just fall into my lap. It came from knowing exactly what to say, how to handle objections, and how to structure a win-win conversation with the seller. Most investors lose opportunities, not because of bad leads, but because they donโ€™t know how to communicate effectively. When I spoke with this seller, I identified the motivation and problems, and guided him to the right solution. I call "being a real estate doctor." Andrew locked up a contract for me a couple days ago. He was my first student and continues to impress me with how he can work with difficult sellers. In this situation, the seller was telling Andrew she had "tons of offers" at "big prices." Yeah, where have we heard that before? But after discovering more problems, Andrew got this deal locked up at a great price. But here's the thing, Andrew had to set the expectations of what would happen next to prevent seller remorse. Is that something you do on your calls? Do you set expectations of the next appointment call? Don't forget to do that. Be firm with the time of the call, and have the seller SAVE YOUR NUMBER. Don't accept the response of "call me anytime." Hey Everyone so good to be here you'll. I've worked in agriculture as a forester with the forest service for over 5+yrs. My name is Jo'. I'm still new to SubTo&Gator. I'm now a truck driver on the road 4 to 5 days out of the week. So I can certainly understand when trying to get everything done & set up. Can be extremely difficult in a truck-cab of ah18-wheeler. Be encouraged I say, you're learning from a world-class expert who have dedicated experience who has thousands of deals and worth millions. So I drive the open road listen and learn and gaze over at my training taking in all that's unveiled. So looking at the road ahead of me. Making calls, telling myself, focus is on helping others and making their lives easier. The conversations becomes enjoyable and productive. Thinking Itโ€™s all about connection and value. A foundation. Transforming my relationships into profitable assets๐Ÿค”..Thinking. . It's going to be great seeing all of you crush it. & accomplish your goals.
