Whats up everyone? My name is Mario. Ive been an agent for almost 5 years and have done less than 3 million in volume. (I told an agent that at an event recently and he laughed before he could stop himself.) That didn't feel great, but I laughed too because when I said it out loud, I thought that was ridiculous! Last year I didn't sell anything. This year Ive so far closed 1 deal. I'm committed to becoming more active on social media and upping my outbound calls to sellers to create connections. Even with the economic situation, inflation, and everything else that's going on, I'm looking to make this year my most productive because I'm tired of letting myself and my family down. Most Realtors fail at cold calling because they’re trying to sound like a script robot. The secret to success? Human connection and precision questioning. Here’s how you can completely transform your cold calls: 1. The Pattern Interrupt Stop sounding like every other agent in your market. Instead of opening with: “Hi, I’m [name] from [company], calling about your property…” Try this: “Hey John, I’m looking at your property on [Street Name]. I know you’ve probably gotten a ton of calls, so I’ll keep it super quick—is the property still available, or did you already put it under contract?” Why it works: - It’s conversational, not salesy. - You’re giving the prospect control, which lowers their guard. 2. Tone is Everything Cold calling isn’t just about what you say—it’s how you say it. - Be curious, not aggressive: Use natural pauses, ums, and a conversational tone. - Mirror their energy: If they’re calm, stay calm.
