I bought this home from a wholesaler in Alabama for 65k put 15k into renovations, did a rent to own at 1,600 per month and with a purchase price of 160k. The guy just got his own financing and finalized the deal on Wednesday. I got my funds yesterday. Net after interest to private money and concessions to buyer was 56k. šŸ’øšŸš€āœ…

Why most property lists waste your time (and how I fixed it for PA)
Most wholesalers don’t fail because they’re lazy. They fail because they’re working with bad data. Dead numbers. Wrong owners. Duplicates. Sellers already contacted 10 times. That stuff doesn’t just slow you down it kills motivation. I’ve been there. You start questioning the process, the tool, even yourself. That’s why I stopped pulling random lists and hoping for the best. I recently finished cleaning and verifying over 3,000 Pennsylvania county properties. Not rushed. Not automated and forgotten. Actually reviewed, deduped, and tightened so when you call, you’re calling real people tied to real properties. This isn’t about having ā€œmore leads.ā€ It’s about having less noise. When your list is clean: • Your call confidence goes up • Your conversations get better • Your follow-up actually makes sense • You stay consistent longer That’s what closes deals. I’m sharing this because I know how much time and energy bad lists drain from this business. If someone ends up wanting access, that’s fine the work that went into it has value. But more than anything, I want people to understand what good data is supposed to feel like. If you’re working PA and tired of spinning your wheels, you’ll understand why this list matters.

Just so we’re aligned on structure my acquisitions entity operates with multiple capital partners and closing vehicles Because of that, we need the agreement written as assignable, which is standard for entities that syndicate capital or place assets into affiliated ownership structures. The intent is still a clean, on time closing. Assignment simply allows flexibility on the backend for how title is ultimately taken whether that’s directly by us or by an affiliated entity or partner.We’re also requesting a 30 day inspection due diligence period, which is necessary for third party inspections, underwriting, and partner review. That timeline is very typical for off market or value add transactions and protects all parties from surprises.Nothing changes for the seller in terms of price, timelineor certainty it’s just a professional structure that allows us to execute efficiently. And I got the contract. I’m getting good at this that’ll make six contracts in two months that makes two contracts in one day oh my goodness man this is crazy!!!!!
