Need a new phone number?
I recently needed a phone number that wasn’t my primary line. Tried sending a single text from Google Voice (yes—legal said it was fine)… and Google immediately shut the number down. Zero warning. Sharptown, MD - Small Loan UPB, Non-Performing 1st Mortgage Note (Loan Mod Case Study)
This small loan UPB, non-performing first mortgage was purchased in January of 2026 in Sharptown, MD. The property is valued at $125k. Shortly after the loan was purchased we had an attorney send out a legal demand letter. This was a good one, with a fast resolution. The borrower reached out during the 30-day demand period and wanted to get back on track. I have a great two page form that I use to send borrower's loan modification options, it allows me to control the deal (Option's template here for Mastermind Accelerator members) to get non-performing note deals done faster. The 1st mortgage unpaid principal loan balance was $5,369.66, plus they owed us another $573.61 in loan fees & lender recoverable expenses. The total mortgage payoff amount was $5,943.27. So there was plenty of equity in the deal covering our mortgage. Very impressive — especially how quickly this resolved during the demand period. The cost control here is encouraging, particularly on a smaller UPB like this. I’m curious — was the original loan rate 12%, or was that part of the restructuring during the modification? Always helpful to understand how you’re thinking about rate adjustments in these smaller balance scenarios.

Hello RENI class/team! Just joined, would like to go by Michael/Mike. I work/run chain supply in manufacturing for TV/AV overseas company but trying to break free if/when needed to secure my family. Due automation manufacturing. Whats (approximate) costs upfront involved to get into the business and what necessary backend is needed to even secure the first deal? Sorry I haven't gone through the education just yet. I will eventually sometime very shortly. Is this a one person operation? Or requires a team? Thank you! Michael W.

Sold our laundromat yesterday - a weight has been lifted off my shoulders! It was a fun business when I didn’t live an hour away, but it became a hassle after moving and having kids. We found a great operator who took over the business (and signed a long term lease for the space with me, I’m still the building owner) and I’ve never been more optimistic! Focused 100% on FIXnotes - let’s go!!
