The MLS flyer and financial mortgage calculations for both the upper and lower suite are attached below. Based on 2,299 finished sq. ft., that works out to approximately: $999,900 ÷ 2,299 sq. ft. = $435 per sq. ft. Using that same square-foot value, the home could be looked at this way for shared ownership purposes: Upper/Main Floor 1,283 sq. ft. x $435 = approx. $558,105 The main floor includes 3 bedrooms, a 4-piece bathroom, a spacious living room with fireplace, dining area, kitchen, and access to a large patio and yard area. The floor plan shows the main level at 1,283 sq. ft. with 8-foot ceilings. Lower Level 1,016 sq. ft. x $435 = approx. $441,960 The lower level includes a suite-style setup with a kitchen/laundry area, family room, 2 bedrooms plus den/bedroom, a 3-piece bathroom, storage, cold storage, and garage space. The floor plan shows the lower level at 1,016 sq. ft., with the suite area noted as 752 sq. ft. This example assumes the downstairs occupant would also have use of the garage area, which is why the full lower-level square footage has been used for this calculation. Why This Could Be Interesting Instead of one buyer needing to purchase the entire home for nearly $1,000,000, two compatible parties could explore a shared ownership structure where each party owns a portion of the home based on the space they occupy. This type of arrangement could work for: - A first-time buyer who cannot quite afford a detached home alone - A parent and adult child wanting separate living spaces - Two friends or compatible buyers wanting to build equity - A buyer who wants privacy but also wants to reduce the cost of ownership - Someone looking for a flexible home with shared costs and separate spaces

I am surprised at the price. Comparable houses would be in the 1.2 to 1.4 range I think. Any thoughts David on why this might be?

Join myself and a fellow Skool Community Member Wednesday Feb 18th at 10:15 AM to view this 6 unit Character House, (see brochure below) situated one block to Beacon Hill Park, and two blocks to Dallas Rd. All units are 1 bedroom, and some have fireplaces. All units have their own Hydro meter and hot water tank. All six units have exterior entrances and modern kitchens and bathrooms. Hello Everyone.... Thanks again for joining our Skool Community. We have some ads running on Facebook currently, so let me know if you have joined our group because of those ads. Some of you I haven't met yet, so don't be shy to send me a message or to show up on our next call on Thursday evening. We will be discussing some homes that are "Shareable" and putting together a "Meet and Greet" at the "Quality Foods Upstairs Cafeteria" on Saturday Jan 17th, at 12:00 noon to 1:00 PM. The Quality Foods is located in: Eagle Creek Village #110 - 27 Helmcken Rd by the Victoria General Hospital. They have great Chinese food if you are hungry, or coffee and tea, and light snacks. After the lunch hour we will head out to do a tour of a few homes with suites. The idea is to tour some homes that may make good "Shared Home Ownership" joint venture opportunities. I haven't put the tour together yet, so if you look in the Skool Calendar you will see the zoom link for Thursday evening at 7:00. You are welcome to join in a discussion on which homes you would like to view on Saturday between 1:30 and 3:30. We are also working on a "Matchmaking App" and should have that up and available within the next couple weeks. Stay tuned....we are making improvements daily.
