Hey, my name is Haitham I’m actively looking to JV on deals and work with serious operators. I can help bring buyers and move properties, but I’m only taking on deals that meet a clear set of criteria so we don’t waste each other’s time. For me to move forward on a deal, I need: - Clear ARV based on real comps (not estimates) - Verified repair scope (not vague “needs work”) - Realistic spread that makes sense for an assignment - Seller motivation confirmed (not just testing the market) - Contract status + EMD timeline clearly defined - Ability for buyers to access/view the property - Exit strategy that already fits my buyer range If a deal meets that, I can move quickly and push it to a close. If not, I’d rather pass early than waste time on something that won’t move.

I need to JV with someone who can cover deposit for title company to hold! I'll take the lower pay cut for the trouble! Just starting out and have no money to lay down! I'm a virtual wholesaler so I'll take on finding either seller or buyer in any market! I'm not afraid of the work, I just don't have the money yet!
