@Ben Johnston I thought that but I put the effort in reading posts and interacting and I leveled up before I even knew it, and lots of beginners help each other out with that

I am not an expert, I am also learning. But I've noticed a few people discuss how their creative financing had to do with wholesaling more mobile homes, things like that a little outside the box. I've seen people also just double close with realtors offering commission by cold calling as an unrepresented wholesaler. I would definitely find someone with experience to chat with, maybe even zach's chatgpt. Or I imagine you may even be able to learn some things from your title company, if there's a certain one you have a relationship with.

I noticed every time I've used it, it deleted everything after. So I started taking screenshots and compiling personal notes from the classroom videos to cross reference, it definitely made a difference in my learning when I could chunk up all that info and organize it to what works for me

@Izaiah Barba so my understanding of your step by step is getting the contract with the seller, then having whatever description you can get from then to give to the buyer, who just goes off of the inspection period?
