@Andrew Gill good man... yeah sitting all day on PC's not great for the back. No I don't recall that class in Bolton St. either 😁. However they did not tell us how universal QS work were either (at least back in my time in the 90's they didn't) - so I've been thankful that my profession has allowed me travel when needed, to provide for family.

Great post, the topic of repurposing buildings is an interesting one. The financial considerations, particularly the costs associated with conversion are of course the big question. Addressing fire regulations and other compliance requirements further complicates the equation. The idea of converting Georgian office space in Dublin city center (due to the commercial oversupply) is being actively discussed, however I don't know if the numbers would stack. I haven't seen any studies, don't know if anyone is aware of sucessful projects ?

Setting up a company to buy a property
Hi All, I have a scenario in mind and I would like to ask for feedback. I have one property (#1) where I currently live and in which I have built up some equity. I will soon be moving into a new home (#2). I would like to keep my current home and rent it out but I am looking for better tax advantages. Does anyone know if it's possible for me to set up my own company which could get a business loan and purchase property #1 (from myself) and then rent the property out through that company? This way I would get some cash from the sale tax free (no CGT as its my primary residence) and then rental income would be going to the company paying off the business loan. Is something like this possible?

@Daniel Kavanagh, I see what you are looking to achieve. I'm not an expert so, I'm wouldn't offer advice but I'd be intrested to see what outcome you get. I'd say you would need some specialist tax advice on this issue. Just be careful about setting up a company as any cash the company might generate from rent or sales I could only see you taking it out as salary or dividends (maybe) which would attract a lot of tax. Possibly you could put it into a pension at effectively zero tax today, but deferring the tax until such time as you're drawing your pension. Anyway you approach this the tax man will have you pretty well boxed off... an equity release on your property #1 via a re-mortgage once it's rented may be an option.. Assuming you have loan approval for proptery #2 ? You're in a good position and you're basically looking to leverage property #1 (is mortgage paid down ?) in a tax efficent manner.. best of luck with this.
Property and Ego
It seems to me that Ego etc... has a lot to do with the many mistakes property investors make in purchasing property to build a portfolio, and increase the score on the scoreboard. Gavin explains this very well in his podcasts and I have , when was younger been guilty of this on more than one occasion. Now I am reading the awards on a couple of properties that I shouldn't have bought but are now labour intensive.

South Dublin Property
I went for a long walk this morning and my route took me through Terenure, there is about 6 estate agents in the centre of the village and being a Sunday morning I took the time to look at all the offerings in each of the windows. Some very beautiful property at some very interesting prices (expensive) - how does one seek out investment opportunities in this market or is this the wrong market to be looking at ?

@Gavin J Gallagher thanks interesting, I didn’t consider executor sales in that mindset before. It’s also amazing to consider the amount of landlocked land in back gardens of houses of 50-60 years plus in this area. Massive long back gardens 🤷
