@Henry Lupu Being in Florida as well , If you tighten the age to be younger than 1994 you eliminate the chance for aluminum wiring, a wooden structure, lead paint, termite damage is less possible in the cinder block buildings, improved hurricane ratings for structure and roof system. If you are just going to flip it to build equity , be more particular later with the ones you will keep. If you go on auction.com you can see what 60% to 100% of Zestimate will buy you. But you get no inspection. Is there a certain area/counties that you want @Henry Lupu ??

@Henry Lupu awesome you have that 1986 house experience. Would you say that there is much difference from 1986 houses and neighborhood to 1994 houses and neighborhood in Boca Raton? The one thing I see on the east coast for sure is that there are not many 1980's houses, they are on lower land. There there are way more 1970s houses built down low where the storms are wrecking them.. there is alot more 1990's houses than 1980s here. The 80s houses have alot more wood on the outside which gets looking terrible if not painted and maintained. The windows are not as good tech and the sq footages are sometimes bigger because they had stand alone living room and dining room- whereas the the mid 90s to 2000s brought in the great room plans and more open concept(which I prefer), also the vaulted ceilings are more common and not with the brown wooden beams on the ceiling look. I guess driving for dollars arounf you would help targe tthe ones you want. My goal is to wholesale other places to buy the ones near me that may cost more.. as they could be available retail today , I assume it will just takes longer to find the wholesale ones that are most convenient.

does applying for more lines of credit and then spreading the balances out to those new zero balance transfers help?
Inspections
Trying to close on a turn key property in Memphis and got a quote for an inspection: $425 for crawl space or $325 for slab(pretty sure this one is slab), termite inspection is $100, and sewer inspection is $330. They also offer Radon testing at $195 and mold at $175 These numbers seem fair and are they all necessary/recommended to get before a purchase?

I saw a fix and flip show the other day- these guys had put all new kitchen and bathroom and flooring in and ignored the termite wings- but half way through, the kitchen floor joists had to come out and be rebuilt, then the living room floor and then the living room ceiling trusses- I think the snow was zombie flip, they had at least 8 flips going at the same time, so other deals were funding this massive mistake- basically a full house rebuild that was not easy to notice for experienced people- 4 of them(agent, 2 contractors and the money) would walk in and "inspect" every house. Most experienced would not do all levels of an inspection(ask for a deal instead of al la carte pricing) , but if replacing a sewer would kill your deal- $330 is cheap insurance
