@Michelle M the Realtor must submit your offer to the Owner for the deal to be considered. It’s not up to the realtor to straight up deny your offer, ask the Realtor to have the owner to sign off on the Owners Confirmation Of Receipt Of Written Offer, sign and date it. I’m a Broker in New Jersey, this is a screenshot of that form we utilize when Offers are made to get confirmation. At least you’ll have a document to cover your transaction and conversation. Realtor has a fiduciary duty to the Owner to present all Offers Accepted or Not. Even though this a NJ form the language is the same depending on the State you’re operating in. Track your Offer or Better yet do Letter of Intent to Purchase with some terms and see if they bite before wasting a lot of time on a binding P&S, test the Motivation. The Realtors wants that higher commission and trying to sell High as possible don’t fall for that pressure tactic if the number don’t work, then circle back on a counter offer and wait. If you buy wrong upfront you’ll be chasing your profit forever. Thats why we are all here to make sure we do it right and profitable.
