Hi everyone, we bought our 1st buy to let, just in the process of refurbishing it then we’ll get a mortgage on it to help get our 1st 6 bed ready made HMO, we have also bought 870 sq metres of land near the Greek border, we have plans to get a 4 bed Villa with pool plus 2x2 bed apartments built on it, our plan is to have the buy to let, 2 HMO’s and the Villa ready for letting for about 7 months of the year and we will live there 5 months within 4 years…that’s our goal.

@Lindon Talbot Hey 👋 London, sounds like a solid plan. Hopefully the refurb and refinance on the flat comes together quickly so you can move while those HMOs are still available. If not, focusing on a ready-made HMO where the numbers already stack up makes sense at least that removes some of the uncertainty.
The real reason “waiting for the right time” keeps people stuck
Most people say they’re waiting for the right time. What they really mean is they’re waiting to feel certain. Certainty feels safe. But property doesn’t reward certainty, it rewards preparation and action. The market will always give you a reason to pause: Interest rates, prices, elections, headlines, opinions. If you wait for all of that to line up, you don’t move. And if you don’t move, you don’t learn. The people who progress aren’t guessing the market. They’re learning their area, running the numbers, having conversations, and getting sharper with every step. Clarity comes after action, not before it. You don’t need the perfect time.
